Project Analysis
We analyze the owner’s goals, the building’s condition and the scope of work, and recommend a plan, professionals, contractors and financing.
Bidding and Contract Negotiations
We review and advise on the specs and plans, send out RFPs, interview potential contractors, prepare bid analyses and negotiate contracts, also serving as the liaison between the owner and the professionals and contractors. We review compliance for insurance, permits and bonding.
Value Engineering
With the contractor, architect and engineer we analyze alternatives in design, methods or materials and any other area to reduce costs.
Project Supervision
We monitor the progress of the project through continuous site visits, review of work schedules, payment requisitions and change orders, and advise on matters requiring action. We also work to resolve project-related conflicts. At completion of a project we present a voluminous and comprehensive report, “The Book,” which includes description of the work, progress and financial reports and a chronological photo history.
Resident Relations
We inform residents about the project’s progress and any possible disruptions through posted or mailed notices and Cooper Square Connect, our multi-faceted community-based website an optional 800 number that is updated daily. We also instruct the staff on their responsibilities and coordinate contractor access to common areas and individual apartments.
