As Director of Client Accounting, Sara Gierloff oversees the Cooper Square department that provides full service financial support to property managers, boards of directors, and the buildings managed by Cooper Square Realty. In this role, she oversees the accounts payable, accounts receivable, financial reporting and payroll departments.
Since joining the firm in 2008, Sara has updated existing policies and instituted new procedures and controls for her department. The changes have improved the quality of the monthly reporting as well as increased oversight in accounts receivables and payables.
Sara brings more than 20 years of experience to Cooper Square. Prior to joining the firm, she worked for a regional public accounting firm that specializes in Common Interest Realty Associations (CIRAs). The firm provides audit and accounting services to approximately 700 CIRAs. In this role, she managed annual audits for a portfolio of more than 50 clients, including some of the firm's largest CIRAs. Audit services included attendance at board meetings to discuss the annual audit and working closely with boards to provide recommendations to strengthen the association's financial health.
Sara's other related experience includes preparation of budgets and forecasts for mature and new associations, sponsor transition accounting and reporting, internal control consulting, monthly accounting services, and other special reporting as needed.
Sara's unique combination of experience provides a level of knowledge and expertise not commonly found in other property management accounting departments.
Sara has been an active member in Community Association Institute, a national organization specializing in educating and representing America's 205,000 residential condominium, cooperative and homeowner associations. She holds a bachelor's degree in accounting.
