"Concierge Plus" is a revolutionary computer program that tracks electronically most of the activities of the building - visitors, deliveries, service requests and messages from residents, providing a permanent record. All of this information is networked with the offices of the property manager, superintendent and package room. This tracking reduces to a minimum the potential of misplacement or loss of package deliveries or pickups and offers a heightened sense of security.

Our innovative Rapid Application Processing (RAP) system reduces by days, even weeks, the time required to buy an apartment in a Cooper-Square managed building. We guarantee to handle the completed paperwork and get it to the board within two business days after receipt by the property manager. By streamlining this process we give the residents of our buildings an advantage in selling their units.

MOST

MOST is a computerized building maintenance tracking system that transforms the speed and efficiency of project completion in the building. It has the ability to track preventative maintenance from inception to completion, enabling management, the board or the superintendent to electronically access this information to immediately determine activity status.

Cooper Square is a leader in developing innovative insurance programs. Residents in buildings we manage receive up to 35% discount in individual homeowners premiums. We are approved by Fireman's Fund, Greater New York Mutual, CNA, Shelby Casualty and Kemper and Chubb.

Construction Procedures

Cooper Square is the leader in developing construction procedures. With our in-house experience and expertise, we oversee every aspect of a project from the bidding process through completion. We use only the most reliable contractors whose respect for quality is the same as Cooper Square's, and every phase is monitored diligently for timeliness and workmanship.

Long Range Planning Program

When Cooper Square takes over the management of a building, a complete inspection of the physical plant is performed. Areas that require repair or replacement are identified, and a payment plan is established. This type of planning greatly improves maintenance and repair procedures and prolongs the life of the equipment and the integrity of the building itself.

Operations and Procedures Manual

We developed the concept of an Operations and Procedures Manual that contains all the policies and procedures for each building, responsibilities of the building staff, all forms used, key access, garage policies, apartment access rules, etc.

Fire Safety

Cooper Square takes an active role in establishing fire safety procedures that are tailored to each building. Included in the operations and procedures manual we prepare for each building are specific fire safety instructions adapted to its size and layout.
