Square's challenge when it was retained at Morgan Court, 211 Madison
Avenue, was to organize the financial record-keeping and help improve the
building's finances. The board couldn't determine how much it was spending
and had trouble tracking the monthly charges. Using its proprietary in-house
computer programfor preparing financial reports, Cooper Square revamped
Morgan Court's procedures and provided accurate, timely and organized monthly
statements that also included trends, changes and comparisons with industry
standards, all with accompanying color graphs and charts.
"Cooper Square also conducted an exhaustive budget analysis and gave us a report showing actual vs. budgeted expenses in such a way that the board could easily understand the information," said Angel Jones, board president. "They prepared an 18-month cash-flow analysis so we were able to bring our revenues and expenditures into alignment."
